【業務内容】

空調（HVAC）、電気・高低圧配電、UPS・発電機、消防・防災設備、BMSを含め、キャンパスの安全・法令順守・安定稼働を支えていただきます。現場エンジニアリングチームを率い、CMMSを通じて保全戦略を策定。障害発生時には陣頭指揮を執り、根本原因分析（RCA）で再発防止を図ります。

建築基準法、消防法、労働安全衛生法などの法定要件への対応を管理し、日英併記のSOP・緊急時手順の整備、耐震・事業継続（BCP）計画も担当。さらに、ベンダー品質管理、予算・調達の支援、設備のライフサイクル計画、省エネ・サステナビリティ改善を、顧客のリージョナルファシリティチームと密に連携しながら推進します。

Company framing: A US-headquartered global integrated facilities management (IFM) provider (外資系 / 米系), supporting a large corporate campus in Tokyo.

Be the senior technical authority for a flagship Tokyo campus.

If you know building M&E systems inside out and want to be the person everyone turns to when it matters, this role gives you full technical ownership of a high-profile site.

What you'll do

You'll keep the campus safe, compliant and running — covering HVAC, electrical and LV/HV distribution, UPS and generators, fire and life-safety systems, and BMS. You'll lead the on-site engineering team, set maintenance strategy through the CMMS, and take charge during incidents, then run root-cause analysis so issues don't come back.

You'll keep Japanese statutory compliance on track (Building Standards Act, Fire Service Act, Industrial Safety and Health Act), maintain bilingual SOPs and emergency procedures, and plan for seismic resilience and business continuity. You'll also manage vendor quality, support budgets and procurement, plan asset lifecycle, and drive energy and sustainability improvements — working closely with the client's regional facilities team.

【応募資格】・機械・電気・建築設備工学の学位またはディプロマ（または同等の経験）・商業施設、キャンパス、ミッションクリティカル施設での経験8年以上（うちシニアまたは監督職3年以上）・空調、電気、非常用電源、消防、BMSに関する深い知識と、障害対応・RCAの経験

・日本の設備関連法規の実務知識、CMMS／EAMの使用経験

・日本語：ビジネスレベル、英語：業務で使えるレベル

【歓迎条件】

・電気主任技術者、建築設備検査員、エネルギー管理士、消防設備士などの資格

・テック業界のIFM、データセンター、ラボでの経験／韓国語

What you bring

- Degree or diploma in mechanical, electrical or building services engineering (or equivalent)

- 8+ years in commercial, campus or mission-critical facilities, including 3+ in a senior or supervisory role

- Strong HVAC, electrical, standby power, fire and BMS knowledge; incident and RCA experience

- Working knowledge of Japanese facilities regulations; CMMS/EAM experience

- Business Japanese and working English

Nice to have

- 電気主任技術者, 建築設備検査員, エネルギー管理士 or 消防設備士

- Tech-sector IFM, data center or lab experience; Korean language
