このポジションでは、シニア・アセット・マネージャーとして、保有資産の運用管理および新規投資案件の推進を担当します。日米間のクロスボーダーなチームと連携し、資産価値の最大化と投資戦略の実行をリードします。
職務内容
保有資産の運用管理
GP/AM/PMと連携し、ポートフォリオのパフォーマンスをモニタリング
物件のバリューアップ戦略の立案・実行（例：オフィスからラボ・住宅・アメニティスペースへの転換）
会計、報告、修繕・保守、固定資産税、保険など日常的な資産運用の管理
年次レビューや物件視察の実施と報告
東京本社への定期的なレポーティング
新規投資関連業務
マルチファミリーデベロッパーへのアプローチおよび投資戦略の紹介
60件以上のキャッシュフロープロジェクションおよび複数のJVスキームのレビュー
PSA、ローン契約、JV契約の交渉・レビュー
社内承認用資料の作成（財務部門等との連携含む）
応募資格
不動産アセットマネジメントまたは投資業務における5年以上の経験
英語および日本語でのビジネスレベルのコミュニケーション能力
財務モデリング、契約交渉、JVスキームに関する深い知識
自立して業務を遂行でき、かつクロスボーダーチームで協働できる能力
勤務地 ニューヨーク州ニューヨーク市
給与 USD 150,000-180,000
