Overview

Our client is seeking a Financial Controller to manage SPV governance, fund operations compliance, and asset management support within a real estate investment firm. This role offers the opportunity to lead fund structuring and risk management while supporting audits and enhancing internal controls. The position includes a competitive salary, work-from-home flexibility three days a week, and promotional opportunities in Tokyo.

Key Responsibilities:

• Establish and maintain SPV fund structures and governance
• Ensure fund operations comply with policies and FATCA/CRS regulations
• Support transaction and asset management on legal, tax, and regulatory issues
• Facilitate internal and external audits of funds and SPVs
• Reinforce internal controls to manage risk per compliance objectives
• Administer group fund reporting tools and data warehouse systems
• Prepare payment instructions and approval documents for trustees and managers
• Prepare waterfall worksheets for internal and external financial reporting
• Coordinate with property managers and service providers for asset reporting
• Ensure timely and accurate collection of asset data and property reports
• Challenge asset data quality using controlling processes and automated tools
• Build and maintain strong relationships with property managers to improve data quality
• Onboard new property managers to group systems for data delivery
• Monitor and control special KPIs related to property management
• Organize and lead arrears and litigation review processes with property managers
• Contribute to and execute projects related to asset data and performance improvement
• Propose analysis and action plans to improve asset performance with management
• Oversee compliance with AML/KYC during entity onboarding
• Manage risk by implementing controls aligned with company risk policies
• Support financial reporting accuracy through detailed data validation
• Coordinate cross-functional teams for fund governance and compliance

Requirements:

• 5+ years experience in fund financial control in real estate investment
• Knowledge of fund structuring and financial controlling
• Familiarity with AML/KYC and FATCA/CRS compliance
• Experience with internal and external fund and SPV audits
• Understanding of corporate legal and accounting concepts in real estate
• Proficiency in risk management and internal control reinforcement
• Experience administering fund reporting tools and data warehouses
• Ability to prepare waterfall worksheets for financial reporting
• Experience coordinating with property managers and service providers
• Skilled in data quality control and automated review tools
