Job Description


This position is accountable for leading to deliver the FM services in two sites including remote management as below,

key role:

  • Overall Operation Management in two sites (managing Shinagawa office on-site and Nagata-cho office remotely)
  • Communication with local key clients and users
  • Regular meeting and reporting
  • includent reporting


  • Helpdesk using JLL tool (Corrigo)
  • Mail service
  • Indoor plant maintenance
  • Emergency good management
  • Cleaning service
  • Industrial waste disposal
  • Office and pantry supply & beverage
  • AED management
  • PO and invoice processing
  • Daily office inspection including pantry and meeting room 
  • Assessment of the current services and making proposal for improvement, cost saving and optimization for FM services
  • Ensure to deliver the operation by follwing the client's EHS policy/regulation and complying with Japanese regulation
  • Vendor management and contract management
  • Maintenance and Repair for facility and funiture
  • Provide Planned Preventive Maintenance for HVAC system in the sercer room includig making proposal and initial implementation for PPM, and emergency response
  • Builfing annual power down support
  • Perform the service agreed in SOW and keep the service level
  • Liaison with the building management office/landlord and make announcement for the building related actibities
  • Fire & safety related support
  • Site visit for remote management offices in Nagata-cho on a regular basis

Minimum Education Level Bachelor's Degree
Visa Status Permission to work in Japan required

Required Skills

Required qualifications, experience, skills and others

  • General affairs/Facilities management knowledge and experience
  • Vendor and contract management experience
  • Fluent Japanese to communicate with local vendors and landlord
  • Sufficient level of English to communication with the region (Reporting Manager is non-Japanese)
  • Proactive attitude to find improvement, proposal and execution
  • Proactive and polite attitude to hear user's voices and requierments
  • Staff management skill is preferred
