Our client is a major force in the world’s Real Estate Capital markets with $47.9 billion of assets under management invested in private real estate, both separate accounts and commingled funds, and publicly listed real estate securities.

Based in Tokyo, our client is currently looking for a Head of Investment Advisory as well as Fund/Portfolio Manager for J-REIT. This candidate will play a double role within the company to develop and execute strategies to maximize performance of the Fund(s).You will report to both CEO for the Investment Advisory side, and Fund President-J-REIT for the Fund side.

* Investment Strategy and Performance
- Implement investment strategy determined for the portfolio consistent with portfolio objectives related to matters like property types, geography, use of debt, etc.
- Achieve target returns for the portfolio and target benchmarks of J-REIT
- Coordinate and review proposals going to IC, minutes, follow-up actions
- Marketing of J- REIT and cultivation of relationship with prospective investors

* Portfolio Strategic/Financial Plan
- Prepare long range financial forecast that outlines sources
- Develop and execute capitalization structure including a series of public offering activities and ensure that use of debt supports portfolio financial strategy
- Create consolidated cash flow statement that reflects roll-up of individual property cash flows

* New Investments
- Liaise with Research teams and/or the company to ensure “target markets” are considered when evaluating potential locations for new investments
- Ensure acquisitions teams understand the investment criteria
- Review all proposed acquisitions

* Review of Asset Management and Finance Activities
- Review and approve all asset level strategic plans on each fiscal period
- Oversee execution of plans by Asset Managers
- Evaluate all assets proposed for sale within the context of defined hold/sell strategies, and approve as appropriate
- Ensure valuations are properly prepared, and evaluated

* Maintaining high standard of Compliance and License
- Monitoring of regulatory environment and licensing requirements
- Design and review required compliance procedures
- Communicate with and report to the company’s executive committee member for issues and activities on both Investment Advisory and J-REIT

- Over 5 years experience with real estate investment
- Fluent English and Japanese in order to interact with both external clients and overseas Investment Committee
- Team Management skills
- CFA qualification preferred
