PRIMARY FUNCTIONS
The Asset Manager will manage commercial property trust assets, oversee relations with partner asset management firms, implement management systems and provide input into strategic planning, whilst maintaining an overall view of office market trends and opportunities.


RESPONSIBILITIES
The key roles for the Asset Manager are:

Strategic

・Think laterally to create new income streams and maximize existing 　cash flow.

・Develop new relationships with potential partners and service 　　　　providers
	
Management

・Manage expenses through close supervision of property management 　　function including external contractors. Analyze variances and 　　　initiate corrective strategies.	
・Oversee asset management partner companies who have been entrusted 　with a number of the Company’s assets.	
・Assist as required in property due diligence for property
　acquisitions
・Co-ordinate all property data and commentary for inclusion in 　　　
　Investment, Annual and Interim Reports
・Co-ordinate annual business plans and review on a performance to 
　plan basis quarterly.

Knowledge and Skills

The asset manager will possess one of the following qualifications:

1.Real Estate Consultant registered with the Real Estate Transaction 
  Modernization Centre;
2.Building Business Manager licensed by the Japan Building
  Management Institute ;
3.ARES Master accreditation from the Real Estate Securities
  Association; or
4.Real Estate Appraiser’s License from the Ministry of Land
  Infrastructure Transport and Tourism;  

The asset manager must also possess:

・An intellectual understanding of property as an investment class;
・A history of achievement in property management, asset management  
  and/or project management;
・A track record of problem recognition and resolution;
・Computer literacy;
・Native Japanese language skills, fluency in English;
・Tertiary qualifications, ideally property related; and
・Proven organizational/project management ability.

Job Overview
